Getting a big bang out of small spaces

When we were hired to sell this sweet home, it had been a rental for many years, and was in desperate need of a facelift. The good news was that the basic maintenance and upkeep had been performed consistently. Even better news was that, thanks to the solid 1920’s structure and original choice of materials, the age of the house became a plus in vintage charm and style, as opposed to a negative from wear, tear and outdated look and feel or updates that were made decades ago but would not resonate with today’s buyer. Our goal was to give the house a feeling of openness, among many other things, and light where currently heavy and drawn curtains covered nearly every window. Despite the fact that the house was set on a busy road, it was blessed with a front yard and privacy, as well as an absolutely captivating back patio and flat, back yard with prolific citrus trees.

The biggest cosmetic contributions to the final (if we do say so ourselves) darling result, were, for the inside, the requisite fresh coat of a very strategically picked paint color, removal of rental grade upper kitchen cabinets in the tiny kitchen that made the relatively small kitchen feel even smaller, new kitchen stainless steel appliances instead of the white appliances, and upgraded lighting in many spots throughout the home. Outside, we helped the home blend in with its ever-so-pleasant garden by giving it a fresh, neutral exterior coat of paint. We also broke up mismatched concrete patches in the backyard and replanted a soul-nourishing expanse of green sprawling lawn. Our staging both inside and out then showcased the possibilities of the home, both for inside and outside living even further.

This home created buzz galore, resulting in many offers and a final sale price of 17% over asking price. We loved spending time in this home and showering it with much deserved pampering.
